Builders clean vs regular clean: what post-construction cleaning actually involves
Builders cleans aren't just 'a thorough regular clean'. They're a different scope, different equipment and different timing — and getting it wrong delays your handover.
The short answer
A regular clean maintains a finished, occupied space. A builders clean prepares an unfinished or post-construction space for handover — removing construction debris, dust, residue and damage that a regular clean simply isn’t scoped for.
The difference matters because builders cleans typically have a fixed practical-completion (PC) date they have to hit. A regular cleaning crew called in to “do a builders clean” usually fails on chemistry, equipment, sequencing or time — and the handover slips.
What a builders clean actually involves
A typical builders clean is three sequenced phases:
Phase 1 — Rough clean (after major trades exit)
- Construction debris removed (offcuts, packaging, bracing).
- Heavy dust hoovered down — walls, ceilings, light fittings, exhaust grilles.
- Major silicone, paint and adhesive overspray treated.
- Rubbish skipped or removed to designated waste facility.
The rough clean is rarely “presentation grade” — it’s the prep for the detail crew.
Phase 2 — Detail clean
- Every interior surface wiped: cabinets inside and out, splashbacks, benches, walls in high-traffic zones.
- Floors mopped or polished depending on substrate.
- Stickers, factory labels and protective films removed.
- Tile and grout detailed — initial grout-haze removal is its own task.
- Window frames, tracks and sills detailed.
- Light switches, powerpoints, door frames wiped.
- Mirrors, glass and stainless polished.
Phase 3 — Sparkle / handover clean
- Final walk-through with the builder or site manager.
- Touch-ups in areas re-entered by trades after the detail clean.
- Glass detail (interior and exterior accessible surfaces).
- Final vacuum / floor-mop pass.
- Photo evidence of finished condition.
Why a regular cleaner usually can’t do it
The mistakes a regular cleaner makes on a builders clean:
1. Wrong chemistry on construction residue
Cement haze, grout slurry, plaster splash and paint overspray need acid-based or solvent-based cleaners — not the alkaline detergents that work fine on tea spills. Used wrong, they etch surfaces or strip the wrong finish.
2. Vacuum bags clogging within 20 minutes
Construction dust is fine, dense and heavy. Domestic-grade vacuums clog within half an hour and overheat shortly after. A proper builders crew runs commercial HEPA-filtered vacuums designed for the load.
3. Sequencing across trades
If the detail crew arrives before the last electrical inspection, every light fitting gets re-touched. If they arrive before the final sealer, every surface gets re-marked. Builders cleans are scheduled in coordination with the site manager — the cleaner has to be a project participant, not a delivery van.
4. Time blocks too short
A 100m² 3-bed villa typically needs:
- Rough clean — 4–6 crew hours
- Detail clean — 12–18 crew hours
- Sparkle clean — 3–4 crew hours
A regular cleaner pricing it as “a half-day deep clean” is off by 4×.
What inclusions a builders-clean quote should list
Watch for these specific items. If they’re not in the quote, they’ll be quietly missed:
- Stickers, labels and protective film removal. Every fitting and appliance ships with labels. Removing them is slow and tedious — and clients expect them gone.
- Silicone clean-up. Silicone overspray on tile, glass and stone is a specific task with specific tools.
- Paint fleck and putty-knife touch-up. Drywall touch-ups in the corner of every room.
- Grout haze removal. Tile installation leaves cement haze on grout lines. It comes off in the first 7–14 days; after that it sets and needs much more aggressive treatment.
- Glass detail inside and out. Internal and external accessible glass with frames and tracks.
- Floor protection removal and inspection. Cardboard or paper floor protectors lifted, undersides cleaned, floor inspected and detailed.
- Light fitting detail. Every fitting wiped inside and outside; recessed cans have lenses dropped and cleaned.
- Exhaust and AC grille clean. Often missed; always inspected by handover walk-throughs.
- Cabinet and drawer interior detail. Inside cabinets and drawers (including kicker spaces) need cleaning before handover.
- Final waste-out. Empty bags, kicker debris, packaging from the cleaning itself — all removed.
Timing — when to book the builders clean
The optimum sequence:
- Day −7 to −10 of PC: book the builders clean with the cleaner.
- Day −5: rough clean (sometimes split into two sessions if multiple trade exits).
- Day −3 to −2: detail clean.
- Day −1: sparkle clean and photo evidence.
- PC day: handover walk-through with builder and cleaner on call for any same-day touch-ups.
Booking the builders clean less than 5 days out from PC almost always means a rushed result. Booking too far in advance means re-doing it when trades re-enter.

How to brief your builders cleaner
A good builders-clean brief includes:
- Site address and access details — gate codes, lockbox, contact name.
- PC date and any other immovable handover milestones.
- Sequence of remaining trades — what’s still happening on site between now and PC.
- Surface inventory — types of floor, bench, tile, joinery so the cleaner brings the right chemistry.
- Specific exclusions — anything the builder is handling themselves (e.g. final paint touch-ups, snagging).
- Skip/waste arrangement — is the cleaner allowed to use the site bin, or do they remove waste?
- Site induction requirement — any safety/induction process the cleaner needs to complete.
