End of lease cleaning checklist for Perth tenants (REIWA-aligned)

The exact checklist Perth real estate agents inspect against at vacate — room by room, with the items most tenants miss.

The short answer

Perth real estate agents inspect against a checklist derived from the REIWA Property Condition Report, plus the specific condition documented when the tenancy started. The eight categories below cover almost every line item — if you can mark each one off honestly, you’ll get your bond back.

If you’re not going to do it yourself, hire a vacate cleaner who quotes against this checklist and offers a re-clean guarantee if anything fails the inspection.

Why bond cleans fail

Most bond disputes in Perth come from three areas, in order:

  1. The oven — racks, glass, side walls, top of element.
  2. Window tracks and sills — dust, dead insects, mould in corners.
  3. Carpet — visible traffic lanes, stains, smell of pets.

Agents are trained to inspect those first because they’re the most common to skip. If those three categories pass on the first walkthrough, the rest of the inspection is usually a formality.

The room-by-room checklist

Kitchen

  • Oven — racks, trays, glass, side walls, top element, fan filter, knobs
  • Range hood — exterior, filters (degreased), inside chimney
  • Stovetop — burners or coils, drip pans, knobs
  • Sink — plug, drain, taps, splashback, behind taps
  • Cupboards — inside and out, handles, top of high cupboards
  • Drawers — inside, runners, handles
  • Microwave — inside, turntable, exterior
  • Dishwasher — inside (if remaining), filter, door seals
  • Fridge cavity — if fridge is removed, clean walls and floor
  • Bins — empty, washed, deodorised
  • Walls — splashback, behind appliances, marks removed

Bathrooms & laundry

  • Shower — screen (both sides), tiles, grout, taps, rose, drain
  • Bath — surface, jets if applicable, taps, drain
  • Toilet — bowl inside and out, seat, base, cistern, behind
  • Vanity — top, inside, mirror, taps
  • Exhaust fan — vent cover removed and cleaned
  • Floors — mopped, corners and edges, behind toilet
  • Towel rails — wiped, screw heads
  • Laundry tub — inside, taps
  • Dryer filter — cleared
  • Walls — splashback and around taps

Bedrooms

  • Wardrobes — inside, shelves, hanging rails, doors (both sides)
  • Drawers — built-in only
  • Walls — marks, fingerprints, blue tack residue
  • Light switches and powerpoints — wiped
  • Door — both sides, handle, frame
  • Skirting — all rooms, both sides if accessible
  • Curtain rails / blinds — dust top edges

Living areas

  • Walls — all marks removed; pencil/crayon especially
  • Light fittings — dust, insects
  • Ceiling fans — blades top and bottom
  • Air conditioner filters — washed and dried
  • Built-in shelving — top to bottom
  • Skirting boards — all
  • Power points — wiped, marks around

Windows

  • Inside glass — streak-free
  • Outside glass — where accessible (note: most agents only require accessible)
  • Tracks — vacuumed then wiped
  • Sills — wiped, corners
  • Frames — both sides
  • Flyscreens — removed and washed

Carpets

  • Vacuumed thoroughly — including edges
  • Steam cleaned — receipt retained (most agents require)
  • Stains pre-treated — note any permanent stains

Hard floors

  • Vacuumed — including under doors
  • Mopped — including corners
  • Tile grout — cleaned in high-traffic areas
  • Skirting bottom edge — wiped

Outside

  • Garage / carport — swept, oil stains treated
  • Patios and balconies — swept, glass doors cleaned both sides
  • External windows — accessible glass
  • Cobwebs — eaves, under windows
  • Front door area — handles, mailbox, paths swept
  • Garden — mowed and weeded if part of the lease (check your agreement)
  • Rubbish — all removed, bins washed

What agents check that you might miss

Items consistently flagged on inspection that aren’t on most generic checklists:

  • Top of door frames — dust collects, especially in older properties
  • Behind toilet and basin pedestals — easy to miss when mopping
  • Inside dryer drum
  • Vacuum cleaner emptied/cleaned if leaving one
  • All globes working — a blown light bulb is a maintenance flag
  • Smoke detector batteries — Perth tenancies require this
  • Cobwebs at high external eaves — almost always flagged on a sunny inspection
  • Skirting board bottom edge — wipe required, not just vacuum

Hiring an end-of-lease cleaner

A professional vacate clean in Perth costs:

PropertyTypical cost (2026)
Studio$200–$240
1 bed apartment$240–$290
2 bed apartment$290–$380
3 bed house$380–$520
4 bed house$480–$720
Carpet steam (per room)$35–$55

Things to check before booking:

  1. Re-clean guarantee — what’s the window (24, 48 or 72 hours)? Whose call is it?
  2. Receipted carpet steam — most agents require a paid invoice attached to the inspection report.
  3. Insurance — for high-end properties or anything involving height or chemicals.
  4. Photos — does the cleaner photograph the finish? Useful if there’s a dispute.
